The answer to the age old question, “What’s my home worth?”
is actually fairly straight forward. …not easy, there’s a science to it, and you have to have access to all the correct information and need to know what questions to ask and what things are most important etc. etc., but when done correctly, a good comparative market analysis (done by an agent or broker, usually prior to listing/marketing a home) or appraisal (done by a certified appraiser, usually ordered by the buyer’s bank after sale is pending) will be hard to argue with.
Pricing a home correctly from the start is of paramount importance because every day on market truly does cost you money; that’s not just a a thing we say, it’s very very true. Having said that, you might not want your home to sell in one day either (unless there are competing offers), because that might mean you didn’t ask enough. …so it’s a fine line to walk in order to get the most money for your home. Just do your homework, be thorough, and you shouldn’t have any problems.
